Delhi Police Bust Land-Grabbing Racket; Lawyer Among Three Arrested for Targeting Elderly Property Owners

The Delhi Police Crime Branch has exposed an organized land-grabbing gang operating in the Greater Kailash-I area. The accused were allegedly attempting to illegally seize high-value residential properties by using forged documents and fake court cases, primarily targeting properties owned by elderly people.
The racket came to light after a resident of Greater Kailash filed a complaint stating that a fake public notice had been published in a national newspaper claiming ownership of his ancestral property.
Complaint Led to Major Revelation
During the investigation, police found that the complainant and his family had been in legal possession of the property for decades, supported by valid registered sale deeds and gift deeds. An FIR was initially registered at the Greater Kailash police station and later transferred to the Crime Branch due to the seriousness of the case.
Elderly Property Owners Were Main Targets
Investigations revealed that the accused deliberately targeted elderly property owners, assuming they would be less likely to challenge fraudulent claims.
The gang allegedly:

Prepared fake wills, sale deeds, and release deeds

Filed false civil cases to legitimize ownership claims

Presented fake witnesses, some of whom were deceased or had incorrect addresses
Fraud Uncovered Through Fake Advertisement
In this particular case, the accused prepared two separate sets of forged documents to falsely claim ownership of the Greater Kailash property and attempted to sell it to an unsuspecting buyer. The fraud was uncovered when a relative of the complainant noticed the misleading newspaper advertisement and alerted him.
Three Accused Arrested, One Is a Lawyer
Following a detailed probe, the Crime Branch arrested three accused:

Dilip Kumar Pandey
During police remand, original forged documents were recovered. Police also confirmed that Ashish Chaudhary is a practicing lawyer, while Dilip Pandey has a previous criminal record.
Investigation Ongoing
Police are now searching for other members of the gang, identifying additional properties targeted using similar methods, and tracing other possible victims. Further investigation is underway to determine the full extent of the racket.
