Apple Bets Big on India: To Pay ₹1,000 Crore Rent for New Bengaluru Office Ahead of iPhone 17 Launch

Apple is doubling down on its India expansion plans. After opening flagship Apple Stores in key states, the tech giant has now leased 2.7 lakh sq. ft. of office space in Bengaluru for the next 10 years, signaling a long-term commitment to the Indian market.

According to data from real estate analytics firm Propstack, Apple will pay a monthly rent of ₹6.3 crore, which adds up to over ₹1,000 crore during the lease period.

  • Location: Embassy Zenith building, Bengaluru

  • Floors Leased: 5th to 13th (including car parking)

  • Lease Term: 120 months (10 years), signed on April 3, 2025

  • Monthly Rent: ₹6.3 crore

  • Yearly Escalation: 4.5%

  • Rate: ₹235 per sq. ft.

  • Security Deposit: ₹31.57 crore

With annual rent hikes factored in, Apple’s total payout over the next decade will cross ₹1,000 crore.

When contacted, Apple did not comment on the Bengaluru lease. However, industry experts suggest that the new office space could support Apple’s supply chain, R&D, and operational teams, strengthening its footprint ahead of the iPhone 17 launch.
